Basically you could ruin someone's property on VRBO and AirBNB so they have to start over.

For about $100/month, I no longer have to listen to angry neighbors saying "told you absentee landlords ruin the neighborhood", town threatening fines and more inspections, listen to stories on broken mowers.

A bad GC will ruin you. 

If you spend extra for something "nice", your heart will be broken when tenants ruin it and you just have to replace it.

@Benjamin Zwiebel there is far more risk in offering a higher price that ruins your numbers, and have that accepted, than offering a price that works for you and is rejected.
