I would never confront a person with a gun unless they have entered my house without my permission.

I have the DVR setup in a storage area that the tenants have access to and the power for the system runs off of one of the units with that tenant's permission.

The reason is that you are put into a weak position in the deal and you will not be able to do anything to the property without their permission.

Why are you asking people for permission to put a camera on your own property?

Having a 3rd party PM is great but they still have to get direction and permissions from the syndication leader.

The contractor also used 5 new white bath towels to clean-up additional sewage in the bathroom without permission while gone at work.

@Roy N.I like the idea of sending good applicants to other nearby landlords - do you get the applicants permission prior to forwarding their contact info?

Get the key from the owner, follow your municipalities rules for advanced warning to tenants, usually 24 to 48 hrs, then go in but politely and simple inform them of these ' rules' and ' rights' & permission from current owner.

Are you planning on doing something against the law (i.e. illegal tenant lockout, entry without permission, etc)?
