Plus, you should add in the cost of paying someone to shovel and keep up the place - gardener, handyman, etc.We kept our units a little under market to keep tenants, knowing they'd hit Craigslist and probably decide to stay.

I'll survive this crisis since I'm about 50% LTV with significant cash flow.I was given notice by one of my tenants who owned a Restaurant that she couldn't support the rent anymore for her 1 Bedroom Garden Apt in Bed-Stuy renting for $2,500.I posted an Ad in mid-March and received 40 inquires and 5 applicants.

.- Maintenance - roofs etc are more for a single-family per unit than a larger MF building which has 8-12 units in a typical garden-style apartment.Again, neither of these are totally hands-free operations unless you want to invest as a Limited Partner in someone else's deal, just slightly different headaches ;-)

Thanks,Gry  I would "spin" the closure of one of the pools, saying that you are creating a quieter apartments area and will be creating a garden area or patio area, etc.

I'm writing a lease and including a clause in the Additional Stipulations section, as follows:"LANDLORD has immediate right of entry from 9AM to 9PM to the exterior premises, including fenced yards, for watering plants, yard care, gardening, and grounds maintenance, without prior notice to TENANT."

I would also include something about the exterior- we have local ordinances about porch/yard furniture having to be outdoor furniture (to keep people from the classic couch on the porch), when and where to place garbage bins and recycling, and keeping the yard cleaned up (no garden or solo cups and beer bottles etc).
