It's not that easy to hide from a judgement.

You may be able to make a deal with the tenant that if they leave soon you won't seek a judgement order against them upon eviction. 

But recently he discovered the property has about 55K judgement lien on it.

You will have to eventually make a judgement call for what you feel makes most logical sense (and alot of times you'll rely on accuracy of your numbers aka financing of your rental to help you do this).

But you still need to be careful because demo isn't all monkey work -- you need to know enough about construction and rehabbing to have the judgement to make the right decisions when unforeseen things are encountered, and you need to be able to think through a demo beyond the head of your sledgehammer or teeth of your sawzall blade.

Unfortunately, these are low-income judgement-proof tenants.

Bonds might be an effective piece of a portfolio but they are not an effective investment of 100% of funds.If anyone can make the crazy assumption that I'm not trying to 'use' my children, I'd like to get some practical information / thoughts / pros and cons etc. rather than character judgement and questionable facts.
