Trust me -  releasing him from a lease that he's going to break anyhow, and not insisting on a 30-day notice that he can't/won't honor anyway is much better than dealing with an eviction.

Here, the police will sometimes, in situations where there is a lack evidence and one part insists on an arrest, the police may tell you to say "you're under arrest" to the guy and then they will take it from there.
