Have the lender bring food and have a basket full of scratch tickets, one for each agent who attends.I just did all of this for my own home, which I sold at over 99% of asking price in the dead of winter.

California used to be "The Land of Fruit and Nuts", but now it is "The Land of Lenin and Stalin, aka Feinstein and Boxer" Sorry if this belongs in the political section, but CA has nearly 10% state income tax, nearly 10% Sales Tax and the average auto cost $1,000 a year for registration.

I also believe in diversification across different asset categories...I'm not a fan of all of my eggs in one basket...good, bad or otherwise.
