Many of the multifamily syndicators do so many deals, it would be easy to money from the latest deal to be going out the door to pay investors of the older deals, aka a Ponzi scheme. 

Pros: Easier access to properties, collect commissionsNegatives: Costs, liability.I saw a post on here recently where a part time agent wired $25k out of the country to a thief, because he wasnt aware of wire fraud schemes, which any full time agent knows about.

I think that because I just purchased a home in an area where houses barely hit the market before they are sold oftentimes the Realtors are pre-selling to their buyers' list but that is a pretty small area in the grand scheme of things but chances are that my first property won't even be in that area for that reason.

real estate is not a get rich quick scheme.
