It will more than likely be an exercise in frustration. 

I just think you may be a bit premature in laying out a plan and I just hope you exercise patience before moving forward.  

I can payout a mortgage without them demanding it, for the exercise.

I don't know how the laws out west work but essentially here the sheriff would be in contempt of court for refusing to exercise a legal mandate.

I have never strong armed on the commissions, I have never obscured anything, I have always exercised complete and total clarity including client options of service and pricing level associated with that level of service selected. 

The one's that look interesting, run some numbers to see if it could cash flow and reach out to the agent at the very least as a exercise to more comfortable targeting deals!

Or has anyone ever heard of the bank actually exercising the Due on Sale clause?
