As for electricity & laundry set it up so that you run 3 separate hook ups off of each tenants electrical panel and then have them supply their own washer & dryers.

That said there's a device called a Emon Demon and it's basically a Device you install between the main panel and the tenants sub panels that shows you what each electrical sub panel is drawing in terms of voltage and amp hours, I believe they even make some that will send you a email so you know who's using what power and itemize it on a spreadsheet, you can use that for billing purposes.

So many things broke or needed repair within the first year or so: refrigerator, microwave, dirty carpets ripped up and subfloor repaired, AC compressor, electric panel updated, section of the roof repaired, leaky kitchen faucet, garbage disposal, other kitchen updates...Anyway, I went through just about ALL of my additional savings for these repairs and there are definitely more that need to be done.

In 2023, I got quite a few home improvements and maintenance work done on the primary home such as brand new solar panels (Jan 2023), a new large storage shed, attic insulation replacement, new attic fan, renovated garage, new epoxy flooring in the garage, new exterior paint etc.I am planning to claim 30% tax credit on my 2023 tax return.Second Home: Purchased in all cash since financing was not available due to the condition of the house.
