@Skyler MckinneyWow I’m 23 and quit my job that paid me $23 , I said the same I said I won’t go back to a 9-5 I’m in college also, which I hate, I’m lost just as you, but I’m glad to see someone who has the same mindset as me, my advice is to find a niche , read , ask questions and learn what others have done before you who were in your shoes, once I find that person I’ll gladly come back and share, good luck mate your not alone and you will be great, you got the mindset and don’t want to be trap , so that’s a great start!!

That property was really popular property had 47 application initially when we listed on market. after two failed attempts of trying to put in section 8 tenants (thanks to government shutdown) its still vacant after 2.5 months... having 47 application tells me that I probably set the rent too low, but even then with abundance of options to choose from its still vacant... so yeah, sh!

And in all my leases, I have a clause about repairs, and the tenant must pay for any repairs/service that is a result of their actions (like if they clog the toilet w/ too much tp, clog the shower drain because they didn't trap the hair, or... screw up the central a/c bc they were running it in colder weather)It's unfortunate, but many renters, whether they are low income or high income, feel perfectly OK with abusing the house because they aren't paying for it.

You can really come up with whatever agreement works for you, but in my experience switching a unit in section 8 is not an easy process, so she may have quite the time to wait even after searching.

In the meantime, consider using bed covers, thorough cleaning, keeping items off the floor, setting up bed traps, and regularly washing sheets to mitigate the issue.
