I have a sales background and am now the Director Of Operations for a successful tour operator.

After touring the lot/building it would be a massive project. 

I’ve toured a few and they are pretty nice, and also affordable. 

This does sound like a common fear with other STR owners on the podcasts, maybe you can attend a meetup to find someone who is experienced in this and get their assistances on this.I am sure you will have to go through a couple cleaners in your lifetime anyways, so maybe you can ask for referrals from a cleaner, ask them to join you on a tour and have them explain what they do/what you expect, and ask what happens if they don't show up.

You can take it one step further and even schedule a tour.

The good thing is that you are in the area and can walk the properties but the bad thing is without experience, teh walk through will simply be a tour and not tell you what you need to know to see if the numbers work.

He makes it fun, but on his terms, by having a weekly pizza night, music night; takes them on tours, etc.

It is an REOwe then called the realtor who`s selling the house , we meet up with the guy , take a tour of the house .

I currently have it listed for $2,100 rent (current tenant paying $1,800) 3 bed 1 bath (basement has another full bath although potentially removing that) have about 20 inquiries so far with the unit not being able to be toured until middle of September.
