I can seal them weekly for the first month, but once tenants are in then sealing them regularly after that is going to be really hard.

You can also advertise as Coming Soon- possibly give you and your current tenant time to get the property in show shape.I love when properties are vacant unless the tenant is into staging and helping you seal the deal. 😉

If mice become an issue (so far only in one house) we will set traps and seal possible openings.I once had a tenant who moved from New Jersey who, I learned (AFTER the lease signing of course) had very bad OCD and was terrified to the grasshoppers outside.

Or wet it to a paste, and dip in cotton balls that can be placed in out of the way places..Of course, getting the food sources cleaned up and sealed away is the first step and reminding the tenant of the attractants may be the key.

I always love checking out what other people did.I'm doing some reading and it looks fairly easy to do, though reviewers mention a 3-day cure time and to also make sure you coat with like 3 coats of poly to seal the paint and keep it from chipping.
