In Vegas, that house must have been pretty big to justify a rehab instead of tearing it down and rebuilding.

I've replaced a lot of the guts in a toilet and the next time I renovate I'm going to fully rebuild a toilet with stainless steel: the only metal truly suitable for water exposure.* Painting: unless you are so busy you literally don't have time to do this or you hate it with an absolute and irrational passion then you love throwing money away.

The cost of insurance is based on the rebuilding costs, or replacement costs.

I would interpret that to mean new starts - NOT remodels or rebuilds of Flooded Homes but I'm certainly not the authority on Houston City Council or Houston Building Code. 

I live in SoCal for the life style & the weather.It's a sad lesson, but many seniors move to a location with a lower cost of living ONLY to discover the rebuilding of social connections, professional services( aka doctors, lawyers) becomes disappointing. 

Yes,  I  am working on rebuilding my credit but even that takes money and time.

The lot has grandfathered zoning to rebuild another two unit structure within one year of demo.

Especially for lower price point houses, I know I will never truly rebuild, and I know that for any partial damage I will have to bring in the adjuster anyways... 

Because of this, they worked with us rather than our competitors to help them negotiate with the bank.At the end of the day, either during the negotiation process or not too long after we closed, most sellers realized that the property that they thought they needed to stay in, at fair market value, was perhaps not the best fit for their new rebuilding situation and moved on.
