In the absence of income data, you will need to establish your own vision of value by using the type of market data you cited in your initial post.

I am aware of no one that has short timeline.  3 window contractors with strong feedback are American Vision, Coughlin, and Newman. 

In the same manner, anybody that is worth their weight in the multifamily investing space started with a vision and needed some kind of guidance.

You and others are mixing things up in analysis using vision of cash-flow to look at an appreciation play. 

My thought is this and I have already presented it to the prospect, is that they can buy the house now as is before I begin my addition so they can put their vision into the property.

I have short-term needs mixed with a long-term vision of a legacy for my family.  

I learned a bunch doing this and my grand vision of having an easy 30k to spend on another flip+buy/hold did not pan out.

Hey Jeff I saw the property I made an offer on listed as contingent,I call the agent and he says that it's probable because the listing agent didn't want to share in the commission since the asking price was so little,and that's how it is in the real estate business.Not to mention that he is on vacation and will be back Saturday we'll talk,and I'm feeling like I should just start calling the listing agents of these properties and forget about having an agent represent me,at this point I'll be waiting forever to start my investing,dealing with people who don't share my vision

Itching to get a mutli family deal done and being relatively new to the market space  - tunnel vision is hard to avoid.

But I also have a vision of buying a bunch of turnkey single family homes, wait 10 years for decent appreciation, save the rents (currently I don't need the money) and buy something REALLY big ($1 mil down on an apartment complex) for some nice retirement cashflow. "4 green houses, 1 red hotel"If I went the all in and wait w/ turnkeys route, how would I learn about buying an apartment and hiring management?
