I showed up to a date once in my little "gardener truck" which was a hoot lol.Anyhow, I guess to sum it all up, my general strategy is to set your personal reserves for yourself (I keep about $10,000 separate for myself that I don't touch), reserves for any business or rental (Don't ever touch them for anything other than that business or rental, no matter what), and then save save save.

Yes I occasionally had to spend money on repairs and manage a gardener from far away, but at the end of the day, the pros were much more than the cons.

What I look for is stuff like garbage bag windows, boarded up windows and doors, over-filled mailboxs, unkept garden/flower bed, tall grass and exterior house paint chipping away.When I've approached some of these houses, many of the home owners were nice people, have no problems with their finances and not looking to sell whatsoever.
