Of course I'm biased since I am a bookkeeper, but it's not a bad idea to outsource the bookkeeping and then you don't have to spend hours and hours simply learning how to use a new software.

The Fair Housing Act - which applies to private landlords too - makes 'it is illegal to discriminate in housing on the basis of a person's race, color, national origin, religion, sex (incuding gender identity and sexual orientation), familial status, or disability." 

In my experience I would recommend avoiding any mention of an applicant’s family status, gender, etc. when discussing your tenant placement decision  (“couple with 3 year old daughter”, “single male”, etc.).
