while its possible to get a HML from SOME lender most are cognizant of horrid credit and the increased risk and will pass .. some wont pull fico and will go equity based as your stating.. but cost are going to be higher than 9% A LOT higher Would you mind elaborating on equity based financing?

Ideally, you would make each property its own cost centre, but if you make the book keeping too elaborate it will become too much of a chore and it won't get done {just ask my accountant ... and our new book keeper}.

And to elaborate on what John said, the receptionist or customer service agent that answers the phone, really isn't that interested in your success even if they do know what an REO is, especially since he/she has 3 lines holding from 2 pissed off borrowers and his/her sister in Houston, all while the call center's phone system is tracking how long he/she is taking to get to the next caller.The fact is, if banks/lenders were set up to operate this way, they'd have personel in place and they'd make it known.
