Even if she doesn't pay it off she isn't nearly maxed out on how much she could borrow so that tells me she likely doesn't use credit as a "magic money machine" and get a new credit card every time she wants something.

Higher cash flow markets generally its not very easy to sell without a major marketing machine helping you IE turn key... were as here in PDX or Bay Area , Seattle Socal , And Denver.. you simply put it on MLS its sold in a matter of hours.. this is not the case in many other markets, exit can be tricky to very very difficult... the higher the 2 % rule or 3% rule the tougher it is to sell them as investors that want that risk reward asset want to pay what you did.. not 1% rule .

The only way I can recommend you "automate your wholesaling business" is to have a message on your answering machine that asks people to leave a message with their name, address of property they want to sell, phone number and best time to contact.
