These bullets below are from the MP site and I want to make sure there's objectivity when looking at the claims because for most people they may take it for face value vs. digging into the data or the way to measure the claims. 

A lot of the FSBO co-op sales I've seen have ended up with board turn downs because no one, including the buyer's broker, knew how to properly vet the buyer to pass the co-op board, or knew how to put a bullet proof board package together.

There is no magic bullet when buying 3/2/2.

Getting a mentor is no magic bullet.

I think Im going to have to bite the bullet and hire an assistant to get it done.

But I can tell you I dodged a couple bullets by not staying in those relationships.

there are no Asian ghettos or D or F class :)   Same with small sports bar I have one at the division of our neighborhood from resi to commercial and I own the land right across the st.. the lot which is 20k sq ft I have on the market for 600k... and some one will build a 1.2 to 1.5 mil home on it.. so I don't think the sports bar fits either.but the rest certainly do.. also if the convenience store is bared and bullet proof glass and you can buy single cigarettes..  

You're looking for someone to just give you a magic bullet answer and it doesn't quite work that way.  

Slightly higher.Statistically it is a fact that having a gun increases the odds of accidental shooting and suicide by gun.Statistically fewer tenants die from collecting stamps or reading a book.Tenants die I just don't like having to deal with the mess created by a bullet to the head.
