You could also use the breach as a means of modifying your offer, whether that be adding a home inspection contingency or lowering price to accommodate the fire damage abatement costs (if there is any) or fire damage structural repair costs (if there is any).

About the only thing that could be added as a generality to the list is landscaping.A garage will up the value if you don't have one.

If you don't draft it with the "and/or assignee" you can add an addendum to the contract which is just another page that can be added at anytime if both the buyer and seller sign it.

They would be added to the basis of the property (your cost).
