Through their affiliation with National REIA they are offering a program to cover rentals and vacant properties and while I can't speak for the savings on individual rentals I can on the vacant properties.They insure by the month, even the day.They are 25% less than the last two companies I worked with.And once you get set up with your National REIA portal with them, you can input your basic info, get a quote instantly, pay for 1 month of insurance and have your cert immediately. 

I have no affiliation with this company, but I like what they are trying to do.

Had a blood lab that's been there for 10+ years, also a large pediatric practice, none of the tenants are affiliated with the hospital...BUT,  I'm going to pass on this.

They pay what equates to $800-950 a month per student for 4 bd/2ba at the closest university affiliated apartments and on campus.

I used Craigslist exclusively for years with very good luck but added Zillow (and its affiliate sites like HotPads) for the past few years in addition to Craigslist.

But, I could not have legally managed any other properties for the owner I worked for, without getting my license and being affiliate with a broker - which of course would have made my a lot more expensive :-)So, really, in CA or otherwise, though, I think your costs and maintenance would be less in a multi-family apartment building.You will have to be more aware of tenant conflict, though.
