I agree with you about the resale part, most people in CA combine the modular and the traditional, but im not sure how people will react to the modular house yet, do you have to disclose to the buyer that the house is build with modular? 

.- thanks ...1) get  formally  pre approved for whatever  scenario you want to use ..this will allow you to be prepared  to react if needed  plus to be able to understand the numbers   2)  you do not need to have a  20% down payment  especially if you plan to live in the property   3)  line line a  builder / contractor   that  can  help you with  reviewing properties when you find them  and  provide accurate  feedback on plans / remodeling ideas    4)  have  someone  standing buy that  knows  rental and zoning rules  that  can  assist with options
