I'm sounding like I think I'm a wise old woman or something here, LOL. 

But, then I read the responses, and your reply that this is a woman with two kids, and I changed my mind.She does sound like a woman fixing up her "home" so she can live in it. 

My job was to collect as much as possible and get rid of the problem tenants.My favorite excuse for not having the rent was from a 60-something year old woman who was really proud of her newly tattooed eyelids, so she wouldn't have to apply eyeliner anymore. 

As for the bathroom humor, I have had lots of boys around over the years, and it never fails to amaze me at the laughs they get from bathroom humor - as a woman, I'e changed so many dirty diapers in my life, I'd prefer not to have to think about them again!

Sometimes someone who is just so benign, so calm or even boring with perfect score and references - can be a man/woman really into dramatic lover relationships. 

A good landlord is also not a 'yes' man/woman, a good landlord is able to distinguish between needed repairs and selective repairs and is still able to say 'no' while still keeping the tenant happy by conveying the why.

what about the woman that has 6 kids with different last names?

If this woman will not allow it he needs to call a police officer who will force her to allow it.

The entire time of the construction we got dirty looks from the neighbors and even 1 woman stormed into the building one day angry at us for choosing the same color siding than her and for building apartments near her house....

My other favorite is a senior woman we inherited in the triplex when we purchased it.
