In my neck of the woods the Marshal will not lift a finger to assist in the physical aspect of the eviction but is there to oversee that things go smoothly without violence from either side.These tenants appear to believe that they still have control of the situation.

Considering a commercial property but owners are stingy letting anything good go on the market, thought about buying some raw land and building commercial, thought about scraping or buying some residential land and doing a million dollar spec home... wondered about just lending it out without having to get my finger nails dirty, but don't know where to even start.

@Bobby Paquette statistically, your chances of success will depend on the Class of property.Class A - fairly easy to manage remotely as tenants are pretty much self-sufficient.Class B - a bit harder, you'll need better systems and it usually requires more of your time.Class C - difficult as tenants don't want to lift a finger, have a million excuses for everything, yet demand instant gratification.
