Sun 4 seasons great out door activities year round... either way its a personal preference.. and west coast from Vancouver BC to San Deigo is pretty hard to beat compared to the heat and humidity of anything East of the Rockies.For me Napa Valley was the spot I lived there 10 years and I would suffer CA tax's etc to move back in a heart beat..

I too am new to Bigger Pockets and the world of investing so take it for for what it's worth, but my understanding of CA is that it is not a very Landlord friendly state and should you get involved with the wrong tenant, you could have tenancy at sufference for up to a year.

By just changing the locks and locking out the tenant, without giving the tenant the opportunity to cure the violation, the landlord opens herself up to being successfully sued for any monetary loss suffered by the tenant as a result of the lockout, which could be the amount of revenue lost during the remaking 2+ years of the lease.
