If you look underneath the counter you can look at the miter can locks to see if they are still installed or broken, which would suggest someone strong yanked up on the counter and broke the particleboard cutouts.

A lot depends on how well the house was rehabbed and if preventative maintenance is done ...preventative termite treatments or making sure the soil is graded and gutters are clear and hvac/A/C serviced regularly.

Who knows what we find underneath if we pull it and we do not want to repair or replace floors...Brush the paint on thin... with a good priming one coat may do it... to recoat, you scuff lightly (same scrub sponge but dry and wipe to slightly degloss and brush on coat #2 if needs be)..So you are only at probably 50-100 bucks in paints there--but tons of labor and elbow grease.I would add knew bling cabinet knobs, too, unless the new ones look ok (but a sliver or gold or bronze metallic might look good..)

On the ants (if you retain that tenant), the little black or white ant traps sold over the counter can often go under appliances, or use blue tape and you can even tape them underneath or behind your oven, frig, etc.
