Loopnet is not a magic bullet for commercial deals but it is certainly not a waste of time.

You have no idea what I am trying to do for him after closing. the point is foreclosures dont just sneak up on you there is a date where they are going to sale and to be out of bullets 7 days before the sale is a major problem for the owner.. but anyway like I said no offense .. there are a lot of new wholesaler types come to these forums and I dont think they understand how they can negatively affect an property owner when they pass themselves off as cash buyers but really need a loan or have no cash.. 

We bit the bullet and are using it.

It competes with the most notoriously violent areas in San Diego (I lived there 5 years and my house took bullets as did my closest friend's house no where near my house). 

If the op is anything like myself, building up that first cash "bullet" likely took years of saving & sacrifice - there's nothing wrong with taking the time to "aim" that bullet & put it somewhere where it will count.

Should I simply keep saving and bite the bullet when I have the capital?
