If so, YES, it's very doable.If someone like me who suffered through bankruptcy can come out of it - and after more than 10 years I've acquired over 1,000 apartment units - anyone can.You just have to have the hustle, work ethic and the belief that you can do it.

Properties here may be sold with back taxes but not often from my understanding with a couple investors that is where the due diligence before the auction comes in, the representative from the attorney's office stated within that 24hr window they make sure the homeowner doesn't file bankruptcy or any issues with the title don't occur upon transfer.Also shocking enough, this company buys at the auction maybe 3 times out the month but they are always pulling in multiple properties at a time.Knowing how this company does their deals, they ask for a walk through of the property.

No escrow, no title insurance.If the sale was not a valid sale - for instance if the homeowner declared bankruptcy the night before and the lawfirm didn't know about it and then went forward with the sale - then the lawfirm sends us our money back and rescinds the sale.

If the owner of the property is teetering on bankruptcy or having a problem with the payments, you want to do a subject to, where you get your name on the deed and you send the payments to the bank, yourself.
