I just went through this myself and chose to work with Keller Williams because of the stellar reputation for education, and so far I'm not disappointed.

Can't speak to the 2nd book you list, but I found Keller's Millionaire RE Investor helpful, especially in explaining basic concepts to my wife, then for a little more detail, he put out books called "Hold" and "Flip".

I'm with Keller Williams and I've lived here all my life, the first house I ever sold was a historic register home in Southside.

Keller Williams is an awesome company to work for.  

I've heard of local brokerages like DPR, HomeSmart with almost no splits and others like Keller-Williams where it's more 50/50.

Then I read the Gary Keller book "The Millionaire Real Estate Investor" which told me that my next level of investing is to receive a million a year from my investments.Processing all this information, I realized that it would take an absurdly expensive portfolio of San Diego properties to cash flow $1M/yr.
