Another strategy we have been using is looking for houses with unfinished basements (typically Everett seems to have the most of these), but the caveat there is more often than not these houses are quite old (1930-50s) and can still have original knob and tube wiring, cast iron plumbing, asbestos or lead-based paint which can add a significant amount of cost to rehab without necessarily seeing a proportional return.

I could save probably a $ thousand a month doing a few things myself - mowing my grass, changing my own oil, grooming the dogs, fertilizing my trees, ironing my shirts, etc.

The foreclosed borrower got a $80K payday (how ironic) and the winning bidder ended up with a property with a 1st balance coupled with the amount paid for the 2nd putting them at 110% of FMV.

I do admit, there’s a lot more research that needs to be done, but if they accept an offer I can iron out those things and come back to the seller to renegotiate if something won’t work as we planned.
