Example if someone tells me they have 200k to invest and are accredited looking for commercial retail properties to own directly I would say in that range of 800k to 700k purchase price the asset quality will not be good and location likely weak suburban to rural.Conversely if they take that 200k and invest with a sponsor they might own a smaller slice of a 3, 5 million property etc. that they could not afford to buy on their own in an area of high quality.
