Columbus has experienced so much growth for the past few years, partly due to the influx of tech giants like Intel ($20 billion), Meta, Amazon, and Google building warehouses and data centers in the area, which has contributed to an increase in property prices and more people moving into the city for job opportunities.

All are very durable, and all can be found at sales, builders surplus warehouses, craigslist, Overstock, etc.

(Personally, I was going to occupy a downtown unit but the advertised rent on a 2-bedroom in the Warehouse District was jumped from $1200 to $2000 in a matter of months.)- Downtown hotel building is booming as previously occupied office buildings were recently acquired by major hotel chains who are in the process of renovating them.

It was -20F and the highest affordable temperature was 58F.

I just signed an offer(foreclosure) for a 9000 Sq ft office/warehouse bldg in Myrtle beach, SC and I live in the DC suburb.

It was totally below grade and the temperatures there were 10-20 degrees different from the floor above. 

Temperature control thermostats that have a max,  we use a  landlord stat from Chicago temperature control.

@Matt Brown One thought you might consider is turning it into a warehouse.

I purchased a 17 unit, 3 building retail/warehouse space for $2.15 mil. about 16 months ago.

I submitted a bid yesterday for ~60,000 square feet of warehouse space across three buildings, located in an industrial park that I already own a building in.
