I'd say it would be very hard to find, not saying someone out there doesn't have a fund accepting such loans, but I'd think rare as hen's teeth.

But here, seems that anyone who can brush teeth can give advice on your back pain.

Or more than fare share.. remember these guys are all lending POST 08 meltdowns.. us Pre 08 lenders got kicked in the teeth 

So happy, and frankly surprised they gave it back quickly, and without having to pull teeth. 

@Jeremy Trier not anything I would blow a deal over if it is a sensitive situation.

If your existing trim is pretty nice, and not all ate up with teeth marks or whatevs, you can indeed use SW Promar on it and save some money, but not really that much.

They are a great investment, but they are as scarce as hen's teeth in Houston.

If after you cut your teeth on a few of those you decide you want to parlay those capital gains for cashflow out of state, then go for it (but very carefully)... at least then you'll have some hands on buying, rehabbing, and renting experience under your belt and more than a few bucks in your pocket.
