I am also a firm believer that taking action and getting involved with a deal is the best teacher. 

The guy who lived locally and who was doing work on the property was a middle school teacher trying to get into real estate on the weekends and from what I heard was in over his head.

I am not looking to sell i see this as my retirement fund.. the loan is for 3 million and I have no idea what it is worth in todays market.. i literally have no idea what i am doing.. non.. but like my mother always told my teachers in school " put a dollar sign in front of it and she will figure it out".. thanks for the guidance

Get insurance, if you can't take the day to day risks of life being a property owner, it's time to sell.Music teachers, probably a very good tenant, if they are actually school teachers or professionals.

I honestly did not like my teacher whatsoever.

The IRS does allow you an exemption on the first $99'000-something in foreign earned income though so unless you are a high-earner (and not many of those exist in Thailand - and none of them are English teachers) you'll fly under their radar (you still need to file tax returns though and declare the income).  

In my opinion.I had a great teacher in one of my real estate classes that I took in college.
