@Kyle Tipton hey Kyle, i rent out a property unfurnished to college kids by the room. 0$ in damages ever, and 0 parties to my knowledge. it’s a great way to turn a property into a real cash cow. all my properties are rent by the room. that’s the way to go no question. also, i manage this property and all my other ones from 1500 miles away. if i can do it, you can do it. i have written a few articles for BP about this and actually just wrote one specifically about college rentals. not sure if they have published it on the site yet. please reach out to me with questions. i’m always happy to help in any way that i can.

@Bernita WallaceIn Northern CA (Sacramento county) there's a legal newspaper (The Daily Journal) which publishes "Notice to of Petition to Administer Estate" (probate leads) Ask your clerk if the county publishes "probate notices".

The debt or judgment amount should be part of the public record and I believe the sheriff is obligated to publish that - so I expect you would at least see that in the legal journal.
