The guidelines for repair now say that wiring does not necessarily need to be replaced, but that electrical components such as outlets, breakers and all parts of fire detection and sprinkler systems including wiring need to be replaced, and all gas pipes and components need to be replaced.

I can see myself that there are numerous code violations, but from reading a post regarding intermittent power outages to certain outlets, it looks like I need to have the electric company come check their end.So, 1) would the electric company cause me and problems regarding the code violations,2) how can I use this to my advantage in the sales negotiations, and,3) I can do some of the interior writing, but what kind of bucks will I be looking at to replace the box?

Hello BP family,I have tested out multiple marketing streams within the Phoenix market, yet haven't conclusively found the outlets I'd like to put most of my attention into.I am aware that bandit signs, direct mail, and internet marketing can be some of the most powerful- however I am also aware that nuances and niches can come up and allow investors to make money/capitalize on unconventional marketing outlets.My question for you is as follows- Have you found a marketing stream that has brought you surprising results within the Phoenix market or even out-of-state?

In my experience, they care they most about:1) Door condition and door hardware2) Smoke Detectors3) That all 3 pronged electrical outlets me grounded4) That the electrical panels are up to date5) That no common area utility is paid for by a tenant (no hall lights on tenant electrical bills, etc.)6) That all windows be able to be opened, and stay open (lift open 3-5 inches, and when you let go, it will stay in that position)Hopefully this helps.
