Collect rent electronically and insist it be received on time every time.The greatest risk to a landlord is failure to manage to the lease. 

The reality is the lease was so long like 25 plus pages, and it was all electronic on my phone it's not like I read every word. 

Plus there are many states (Louisiana included) that also require phone numbers and a host of other information on every single marketing piece, electronic or paper.

If you already have a solid relationship with this tenant, since they may like you are on site since it could be easier to drop rent (if it is not electronic) or help with maintenance issues.

We personally prefer to collect our rents every month from our tenants vs. some sort of electronic payment system because it gives us the opportunity to humanize the way we deal with our tenants and it gives us the opportunity to be more friendly and allow our tenants to tell us about their personal and maintenance issues e.g. tenants will tell forewarn us about health issues e.g. we've had several tenants who had liver problems and they expected to pass away within a few months.
