Batt insulation is only as good as your air sealing and old houses - at lease they way they were built here in the east - are notoriously hard to air seal {and you probably do not want to completely seal them as they were not designed to be that tight} While batt insulation is still extremely common here, the problem is once you have air movement your RSi/R value drops dramatically.

I didn't rehab it or anything just bought it at the right time and then the mortgage dropped dramatically when the market crashed.

They are dramatically less expensive because you aren't paying for "the air" inside the box when it's shipped.

I don't think it is fair to make the blanket statement that since values went up dramatically in Hawaii, that you would expect the same everywhere.

Issues like zoning, and environmental concerns can have a dramatic effect on what can be done with the land.Then you have to asses whether there is demand for the best purpose of that land.

BTW Its not that I wouldn't buy, its just that I by fixer uppers and the scale of whats generally needed is dramatically different.  

And it is still not dramatically below market.

Then, I would buy a home that you can "house-hack" and cut your expenses dramatically.
