I just found out that an almost identical house (spec home) in my neighborhood was renting for less than my mortgage payment!

The only 4 family house within a 10 block radius is my neighbor who has an identical build as mine.

yes - the new rule of 90 days came into effect with HVCC - time adjustments have been dropped in favor of homes that are not actually comps - foreclosure that is next door to your totally renovated home that sold in 2 months is now better then the identiacal home with identical work 6 months ago.Now maybe it isn't exactally that but you get the point.

Most of the listing recommendations on where to list have been brought up by my partner and I.We initiated priced it according to a identical comp which sold on the same street directly across.

I'm guessing the answer to these questions is that the scenario would be identical to refinancing the mortgage as proposed above, as far as the LLC issues are concerned.  

But that number is skewed because surrounding Wanamaker are many vinyl village housing developments which all have pretty much identical rents.

However The property I have in mind is currently listed at 147K the owner owes money to the HOA so they need to sell if I offer a cash offer of 127K and they are willing to go the low the investor would love to buy because an identical property sold for 169K in the same complex.

Even if someone has built the exact same house you want on an identical lot in the same neighborhood, your cost is still going to be highly dependent on lots of things:-  Do you hire a builders or do it yourself?
