i have a w2 job and make over 100k per yr. i own my home and have done a cash out refi to buy land adjacent to my home. my dti is too high to get a construction loan to build. i want to build duplexes on this new 10 acres. hard money lenders dont like new construction ( been looking for one). what can i do?

@Nathan Miller mentions you ALSO might want a landlord policy which is different from H06 which covers loss of rents and some liabilities.Without covering everything you own if the tenant burns the unit or neighbors the HOA and adjacent units will come after you for damages.
