Tony Phan Looking to do my first OOS BRRRR
10 July 2023 | 24 replies
I invest there from California. There's great potential to BRRRR there. That said, if anyone is promising you you'll get 100%+ of your money out in this market I'd be very skeptical of those folks.I tell people that if you can do a BRRRR and end up doing better than you would putting 25% with conventional financing upfront, you will drastically outperform over time. You want to hit doubles and triples with the BRRRR method, especially in our current environment.

They somehow got a $200K property for 50K, their brother in law was a local realtor that got them connected to off market deals and vendors, they found a hidden basement on the property that wasn't on the listing that doubled the square footage and value, or the townhome they bough out of college tripled in value during the pandemic.

I would NOT buy a property in all cash, your ROI would likely be way too low and you are limiting yourself from total appreciation gains. With some specific syndication asset classes, like the one I prefer and invest in and, full disclosure, I am a deal sponsor of these opportunities, RV Campground Resorts can get you double digit cash on cash, averaging 12-15% cash on cash over a 5 year hold period where you can also gain appreciation so that over about 5 years between both cash flow and equity you can potentially triple your investment.

Ryan Huffman Tenant Turnover Costs
22 July 2021 | 32 replies
It kind of looks like they’re working off a standardized list, so they’re basically double- or triple-billing you for trips. $55 for a special trip out to the property to change a lightbulb may or may not be reasonable, depending on your point of view and situation. $55 for a special trip out to the property to install a padlock may or may not be reasonable, depending on your point of view and situation. $440 for a special trip out to the property to install blinds may or may not be reasonable, depending on your point of view and situation. But they can complete multiple tasks in a single trip.

Vishal Parekh Mojo Dialer or Calltools? Better & reliable service
4 November 2019 | 2 replies
Calltools does triple the amount of calls you can make, which is always a plus do not get me wrong; however, after using Mojo and keeping up with notes, dispositions of calls, dropping the voicemails and calling back the leads that get connected at the same time as another lead, I question if I would be able to manage doing 6 more lines. As far as reliability is concerned, Mojo is by far a much more widely used and trusted provider.
