For them is clear how they could be impacted if the place is not returned the same way they found it. 3-days before their move out date I show up with my checkbook ready to return their deposit. 9-10 times they leave the place in good shape.

Most of the realtors are just sending me what is already listed, and in my price range there is about 8 of them located in not very good places in town and have been on the market long and are the large houses that have been carved into duplexes and triplexes with out dated funky heat systems and stone foundations.

Approach them ~80 days before the lease is up, and ask if they want to resign and at this point ask them to sign a 6 month lease to get on track with a June move out date.
