Just to add, when you move out there may be more expenses that you are not considering such as: Rental license for each unit [$63/yr], Lead cert for each unit [Varies depending on #bedrooms in each unit]Fire alarm monitoring (if needed) [$4-$600/yr]Fire alarm cert (if needed) [$100-300/yr]Sprinkler/standpipe cert (if needed)Refuse Trash Bill [$500/yr] or private trash pickupElectric bill for shared areas (Assuming everything is separately metered)Water: Most older rowhomes do not have separate water meters.

I did not have it replaced nor reviewed for the following reasons: they said it still worked; they didn't complain about it all during the month of September; I have been in the vacant unit across from them showing to prospective contractors various times of day and the unit has not been hot/uncomfortable; I am monitoring their windows DAILY, they are NEVER up or open to indicate they are hot or very uncomfortable.

Properties here are listed in the Triangle MLS, so I do monitor this location for deals, but find them to be few as it relates to listed properties that might make good cash-flow positive rentals; and I've not yet targeted this area to market for potential off-market deals or tax deed foreclosures.

He didn't use it because of a $500 deductible if he even had the insurance,  im not sure, failure to provide proof of it pretty  much sums it up, I need greater monitoring of a valid and appropriate coverage and that can more likely take place if they use a company im familiar with.
