If that's a banner you want to wave, then I'd encourage you to wave it and not think to much about what you're potential clients will expect you to drive or any other factor.I drive a "non-ideal" vehicle up to my brokerage every day and park it next to a lot of luxury SUVs (because many of those agents have figured that if they drive a top-tier SUV they'll look the part that their client expects them to look and then they'll have more business).

The logic being that smaller units and shared amenities equals less expensive rent (not always the reality).Other practical ways to cut costs is for cities to cut parking requirements (Portland eliminated minimums near transit if affordable units are included, California is also floating this idea).

I have owned 4 MHPs  over the years.. 3 were great one was a stinker.. and the stinker was because it was private sewer and water.. so I will only buy them now on city utls.. but we did quite well with thembut of course my strategy is reposition and sell I never owned one more than 3 years as the profit was there to be plucked :)… I ran into Scott Myers at an event a few weeks back he teaches a course on storage investing.Although I owned one storage facility and for me it was a little more work than I liked I ended up putting a condo plat on it and selling each of the units off to my tenants who all owned floating homes across the dyke on the Columbia river.. that worked out well.One thing I am keen on though and am going to start looking for is airplane hangers.. talk about no work and consistent payments..
