As a seller, I never show, let alone inspect, without a Proof of Funds and a Pre-Approval letter from some lender - - specifically to dissuade the parade of lookie-loos who don't have two dimes to rub together.

If the surviving spouse is incompetent and in a home (likely on our tax dime), has no hiers and the property is free and clear (besides the tax bill) and is being taken care of by the city, you might just find that the county, state, a court or some other jurisdiction has assigned a trustee to administer the trust while she is still alive.

To invest out of state, you often have to rely on other people (agents, landlords, turn-key, contractors etc) to add value to the project (find it cheap, rehab it on a dime, tenant screen, manage it) and they get the rewards, while you are left with the crumbs.
