Tans won't show dirt like white or even dark colors.I'd stay with the neighborhood color scheme as well and use trim colors to make a difference and curb appeal.

My insight would be that anyone guaranteeing 18% in the first year is either dreaming, running a ponzi scheme, lying, living in a parallel universe or just won’t be in business long.
