That way unless fraud or bankruptcy carve outs only the down payment is at risk.It can sometimes  give leverage against the lender when they only have the property for recourse when a loan needs to be restructured due to ongoing issues with a property.

This is just my personal opinion and certainly there are more experienced investors here, but I think that catastrophic failure (bankruptcy) occurs when you try to get too cute with financial engineering.

Some banks try to get all partners on there 100% but  that is bad for the partners.You could have 3 partners with net worth each of 2 million for 6 million. 5 years into a ten year mortgage note 2 of the investors made bad decisions with other investments and now face bankruptcy.
