However, for many due to the cost to purchase a park or build one and get through zoning, infrastructure, etc. starting with Lonnie's strategy and making the appropriate adjustments for Dodd-Frank can be a great place to start.By the way, to everyone on here that does seller financing to buyers, there is a bill in Congress to modify Dodd-Frank from its current limit of approximately 3 properties per year to 25, which would really help a lot of investors doing this and other strategies.

... since just like an IRA it is a non-taxable entity and the use of leverage will trigger UBIT.I know our structures can still be used and then I'm confident UBIT won't be incurred ... until the IRS modifies the UBIT rules.

There is MI for life but only if you think of it for life because you can always refinance or payoff the loan with other means after you create, increase, or modify the property/asset value from your own repairs/sweat equity.Is it risky?

Otherwise you modify the existing note with new terms....you can even modify the principal amount, charging an amount to do so or foregive part of the debt created.The way this is described (incorrectly) cause red flags for me too!
