What are the demographics for the population increase?

I know the demographics and employment outlook for much of Orlando is rosy but I'm more interested in the Disney area,specifically.

From a marketing point-of-view, I would want to know exactly who my target demographic is for that exact neighborhood. 

Will the demographics be confined to university students or is this vicinity amenable to working adults as well?

I think these kinds of developments may work as long as there are enough people in their target demographic and the housing market is tight.I mean, let's say you are a 35 year old rising professional.
