It may seriously take months, or your first deal may be tomorrow morning's first call.Also spend time reading and listening to podcasts (my favorite since I'm in the car a lot) as you will often find little golden nuggets that might change just slightly what you're doing and it could make all of the difference.One little nugget that I hope helps.

Do a month to month contract for one person, but have that person bring in his/her friend, provide a safe and healthy environment, and you're golden.

If the tenants stay, then you are golden...... you aren't putting money in and you are close to market....best of both worlds.....if they leave, renovate and bump your rate to market rate for an updated/renovated unitNo point in kicking them out, dumping $$ in and then jumping up a lot to market

This will be great for Kyle.The Domain in Austin is nice place because of the type of shops and restaurants (and architecture) it has.Something like this will be great for Kyle.I think the people of Kyle will have a much better lifestyle because of it.A Golden Corral Buffet would be nice there too.
